RESIDENTIAL LEASE APPLICATION
In order to assist in making your selection, we have listed the qualifying criteria below for our future tenants. A rental application must be fully completed, dated and signed by applicant and spouse (if applicable). A separate application must be completed by any resident of the age of 18 or older. Each section of the application must be completed to your best knowledge accurately. Falsifying any information will be grounds for immediate denial.
1. A rental application must be submitted for all potential residents 18 years or older for review to determine eligibility. A non-refundable $45.00 application fee is required for each applicant and must be paid online prior to submitting your application.
2. Each applicant must provide a government issued photo identification. A government social security card may be requested to determine your eligibility as proof of identity.
3. Employment and monthly income must be verifiable. Total monthly income of all applicants must be at least 3 times the monthly rent and employment must be more than 1 year. (otherwise, a co- signer is necessary).
4. Cosigners will be held responsible for all the lease obligations, including the entire rent and other cost, such as damages even if you have a roommate.
5. Must have 1+ years good rental history.
Applicant(s) may be denied occupancy for the following reasons:

  • Falsification of application by any applicant
  • Incomplete application by the applicant
  • Insufficient income (total of all applicants)
  • Criminal conviction history
  • Poor credit history of any applicant that includes housing, rental debt, and/or eviction.
  • Non-Payment or frequent late payment of rent
  • Eviction
  • Open bankruptcy and/or foreclosures
  • Drug use and/or distribution
  • Poor housekeeping
  • Poor supervision of applicant’s children
  • Unruly or destructive behavior by applicant, applicant’s children or applicant’s guest
  • Violence to persons or property by applicant, applicant’s children or applicant’s guests
  • Failure to provide any requested supporting information and/or documentation
  • Certain other reasons permitted or required by law

AUTHORIZATION TO RELEASE INFORMATION RELATED TO A RESIDENTIAL LEASE APPLICANT
Authorization: Applicant authorizes Landlord and Landlord's agent, at any time before, during, or after any tenancy, to: (1) obtain a copy of Applicant's credit report. (2) Obtain a criminal background check related to Applicant and any occupant: and (3) verify an rental or employment history or verify other information related to this application with persons knowledgeable of such information.
Privacy Policy:
Landlord's agent or property manager maintains a privacy policy that is available upon request.
Acknowledgement & Representation:
I give my permission:
(1) to my current and former employers to release any information about my employment history and income history to the above-named person: (2) to my current and former landlords to release any information about my rental history to the above-named person; (3) to my current and former mortgage lender on property that I own or have owned to release any information about my mortgage payment history to the above-named person; (4) to my bank, savings and loan, or credit union to provide a verification of funds that I have on deposit to the above-named person; and (5) to the above-namedperson to obtain a copy of my consumer report (credit report) from any consumer reporting agency and to obtain background information about me.
Signing this application indicates that Applicant has had the opportunity to review Landlord's tenant selection criteria, which is available upon request. The tenant selection criteria may include factors such as criminal history, credit history, current income and rental history. (2) Applicant understnads that providing inaccurate or incomplete information is grounds for rejection of this application and forfeiture of any application fee and may be grounds to declare Applicant in breach of any lease the Applicant may sign. (3) Applicant represents that the statements in this application are true and complete.

Applicant submits a non-refundable fee of $45.00 to GSI Management for processing and reviewing this application. Application deposit to be applied to the security deposit upon execution of a lease or returned to Applicant if a lease is not executed.
